Accommodations
Highwater House is a beautiful, private beachside residence located on remote South Beach, Haida Gwaii, within Naikoon Park. It is fully equipped with everything you need to relax and enjoy your stay, including:
Two fully covered decks with patio furniture and BBQ
Fully equipped custom-built kitchen with full-size fridge, stove, microwave, toaster oven, coffee maker and dishwasher
Large dining room table and breakfast bar
Comfortable sleeping for up to four adults –a queen size bed in the bedroom, and a living room sectional with add-ons (2 ottomans), custom made to create a cozy queen-size sleep platform in the living room. Under the loft stairs, in the trunk, you will find a mattress topper and additional bedding. For groups larger than four we are happy to help accommodate your needs.
Tasteful furnishings throughout, including stereo system, ample seating and a gas fireplace
Double-ended claw-foot tub and shower in a fully tiled bathroom with heated floors
Washer & dryer
280-foot drilled artesian well provides crystal clear fresh water for drinking and all household needs
Cell phone service is limited to the Telus network, including carriers such as Koodo and Rogers. A booster is provided; however, cell coverage is still very weak. Wi-fi is provided.

All rates are subject to both Federal and Provincial Taxes (GST & PST).

Pets
A one time pet cleaning fee of $75 applies.
Deposit
A 50% non-refundable deposit is required to confirm your reservation, which can be paid via credit card (Visa, Mastercard), or e-transfer.
Early check in and late check out
Early check in and late check out requests can be accommodated if space allows and is subject to a $150 fee.
Single night stays
Single night stays can be accommodated but are subject to an $85 quick turn over fee.

Minimum stay
Minimum two-night stay.

We accept Visa, Mastercard, or e-transfers.
Reservation deposits, payments, cancellations
A non-refundable 50% deposit is required at time of booking to confirm your reservation. The balance of your rental will be invoiced 7 - 10 days prior to arrival and full payment is due before check in. In the event of the need for cancellation or a change of dates fees in addition to your deposit may be charged based on timing of the cancellation and type of reservation and circumstances. Highwater House will work with our guests to re-book their stay or move their dates based on availability. Additional fees may apply.
In recognition of the cost and time commitment required by many for travel to Haida Gwaii and Highwater House we recommend purchasing trip cancellation insurance to help alleviate any stress related to unplanned changes or cancellations.
Damage Deposit
No damage deposit is required, however, in the event of property damage resulting from rental activities, guests will be charged accordingly: the person paying for the rental of accommodation is financially responsible for the cost of repairs arising from any damage beyond normal wear and tear including but not limited to floor stains, interior wall damage, appliance repairs arising from improper use, window and window covering damage, permanent linen stains, dry cleaning costs associated with stains, breakage, theft, and any other damage noted on departure incurred, sustained or brought by any person occupying or using the accommodation.
Checking in and out
Check in time is 4:00 pm. Check out time is at 11:00 am. Early check in or late check out can be requested but may be subject to availability and additional charges.
Early departure
No refund issued for early departure except under extenuating circumstances.
Additional guests
Highwater House comfortably sleeps four guests, with room for more; additional guests $25 per person per night. We will happily work to accommodate you.
Pets
Pets are welcome – please advise us when booking your reservation. A one time pet cleaning fee of $75 applies. Pets are not allowed on furniture – any evidence of pets on furniture may incur extra cleaning fees. Pet must not be left unattended in or at the accommodation at any time during your stay. Any damage or extra housekeeping arising from pets will result in additional charges. Please clean up after your pets (ie bathroom activity) at all times. All pets must be up-to-date on rabies vaccinations and all other vaccinations and have been treated with Advantage or similar topical flea repellent 3 days prior to arrival. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. Naikoon Park requires all pets must be on a leash.
Campfires
Two fire-pits are located on the property for your use. Campfires on the property must be held in these fire-pits only. Beach-fires are permitted anywhere at or below the high tide line. Please note that fire bans or restrictions may be in effect during the summer months. Please check with the Ministry of Forests for more information prior to your visit. Highwater House does not provide firewood. However, an axe is provided and driftwood from the beach is plentiful for this purpose. Please do not take wood from the forest or trees on the property.
Provincial Forest Fire Bans and Restrictions
Smoking
Smoking is prohibited in all interior spaces of Highwater House. Smoking is only permitted outside – please use shell ashtrays provided on decks. Make sure cigarettes are properly extinguished. A $250 fee will be applicable to guests who violate this policy in order to cover the extensive cost of restoring Highwater House to a smoke-free condition. Do not dispose of butts on the ground, in the toilet, in the river, or in the ocean.
Fireplace
The fireplace is propane gas-fired. Do not throw any paper or other combustible materials in the fireplace.
Toilet
Do not flush anything other than toilet paper (and human waste). No feminine products or diapers should be flushed at anytime. If it is found that feminine products or other items other than toilet paper have been flushed and clog the septic system, an additional charge of up to $450 will be added to your bill.
Excessive Cleaning
Everything you need to keep things clean during your stay is on site but if you prefer to have the house cleaned for you during your stay, services can be arranged for a small additional fee.
Upon checkout, if housekeeping beyond normal activity is required, you will be charged $30 for each additional hour of cleaning required. To avoid excessive cleaning fees please ensure you leave Highwater House tidy: dishes clean, garbage in trash bags, recycling organized, etc.
Keys
If you are provided with keys, you are required to leave all rental keys with Highwater House at time of checkout. There will be a charge of $100 to replace any lost keys.
Security and Privacy
At HWH we take your security and privacy seriously. To help manage this there are 2 motion-sensor security cameras on the grounds, one facing the parking area and one facing the beachfront area. There are no security cameras or other devices in any of the accommodation spaces or outdoor spaces of the house. There are smoke detectors in the bathroom, kitchen and loft bedroom and an house evacuation map located next to the fire extinguisher in the kitchen. There is also a list of local emergency numbers can be found on a magnet attached to the fridge.
At no time during your stay should uninvited guests be trespassing or visiting the property without your prior knowledge or consent. Should this occur, or if you have any other security or privacy concerns, please let HWH management know and we’ll respond accordingly.
Travel insurance
We highly recommend all guests purchase travel insurance.
Liability
Highwater House is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The vertical stainless steel pole installed off the front deck of Highwater House is used solely at your own risk. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting your reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
